Voting Question: Has anyone else had a bad experience with REMAX realtors.?
I was trying to buy a place through remax. They sent me lots listings for places. When I found a place in the same area with the same features for a cheaper price they refused to research it for me and they refused to let me view it. When I started to read books and learn about the realty business they cease meeting me. They would schedule meetings and then cancel them on me. Eventually they just stood me up. Has anyone else had the same problem with remax? I've noticed as I search the web they have a pretty bad reputation in certain areas.

Voting Question: Is wrapped bricks weird?
I'm looking for a home to buy and and went with my Realtor to look at some. Well I found this perfect home that seems so me and I found bricks wrapped up in every closet underneath the sink and every thing! I was just wondering if this was a bad sign or a good one I tried looking it up but couldn't find anything so if anyone can help me please let me know!

Resolved Question: Should i become a realtor, even with the bad economy?
I am 19 years old and just out of high school, and now i don't know what to do. I don't feel im am the college type. but i know its important to go to college. but first i would like to try out real estate for a year or more.I been interested in home since i was 8 years old, and i know that sounds young but i truly was. i have always been interested in the construction of homes, design,architecture, and even buying and selling of homes. I would appreciate other realtors opinions on whether its still ok to become a realtor with the way the housing market has been. Also i know that if i receive a real estate license then i can start buying apartments and renting them out to make a stable income for when I cant sell homes

Resolved Question: Short sale: Can I move out of the house before it's finalized?
We've got a buyer with a contract for our home for a short sale. We sent the paperwork to the bank to look if they approve. We stopped paying for mortgage and HELOC because it's a financial burden. But we also found a great deal on a rental home in the area we want to live, with a 2 year lease. The renter Realtor told us that we barely got approved since our credit has been hit and if we want it, we need to sign asap (we want it). If we stay in our home, our credit can receive worse and I feel it will limit our ability to receive a decent rental such as the one we found. Our short sale realtor says we shouldn't leave the home just yet but for no real reason. I figure one way or another we want to proceed with a short sale. What do you think: is it advisable to move out and live in the place I want to live in? Thanks.

Open Question: Whose at fault? the realtor, the broker, the lawyer?
I've been wanting to purchase a home since October of 2009 and found a home that my realtor who is a family pal, took me to go look. She then introduced me to a broker and lawyer whom she recommended saying that they would receive the process of buying my home every taken care of and that i need not to worry. After signing the contract in October my broker then said that i should be recieving a commitment letter within a month. I did recieve a letter but it turns out to be a declined letter from the bank saying that my ratio's were too high. My broker then said that he will try to receive a loan from other banks and that i need not to worry. My closing date was supposed to be the end of November of 2009 but my broker/lawyer filed for an extenstion. This extended date was for January of 2010. arrive January, no word from anyone, and the broker then says that he will talk with the seller to extend the date furthur. I asked him what was the matter and he said that i got another decline letter and he will try different banks again. This is the middle of February that he told me this and at this point i just want to say forget it since i got two decline letters and i also put in $30,000.00 to hold the home for me. I also arrive to find out that the broker never informed me of this decline letter, and also he didnt inform my lawyer of this letter, so now i knew this couldnt of been good since my next closing date was due for the first week of March. I went to my lawyers office and spoke to him about maybe withdrawing myself from this purchase and just wanting my back. At that point the lawyer told me that it will be too difficult to receive the money back from the seller since getting the extenstion for the home was a verbally made with the broker and the seller so now the contract pretty much says that i have 30 days within the contract to receive my deposit back. Then he said that i should just try to purchase the home to not lose the deposit. He then began to write a letter to the seller's attorney stating that he never was notified by the broker or myself of a Jan decline letter but I the purchaser still wants to buy the home. This letter was delievered by next day shipping and the seller declined to extend for furthur purchase. I do not blame the seller not giving back the deposit because she was nice enough to hold out every those months for me to purchase it. I do feel that somewhere along the way someone is to blame but i am not sure of who, and legally who can it be. Yes, i do find the broker to be more at fault but legally is it possible to look that he was at fault. Also, the lawyer that i had, he basically told me to go screw myself and he wasn't interested in helping me battle for my money. It's like they both would be great and helpful if every went well through this deal, yet, now that things turned bad they both have no idea what to do. I just don't understand why this realtor even acquainted me to these people. Any ideas on what to do in a situation like this??

Resolved Question: Is it a good time to become a realtor?
Since buying our home three years ago, I've really loved learning about homes and real estate. I'm considering taking the classes to receive a real estate license in my state. On one hand, because it's a "buyer's market," I know a lot of people buying right now. But in a bad economy, is it a bad idea to become a realtor right now? For those who have said it's a very tough market... just curious, since I already have a 9-5 job, would it be worth starting out part time in real estate -- using my nights and weekends? I only ask because I remember that when we were looking for our home, nights and weekends were the only time we could go look at houses, since we worked during the day.

Resolved Question: Im so embarrassed. Teachers/anyone...should I be?
My home is for sale and the realtor that came to show it was one my my old high school teachers from 10th grade. Its been about 7 years since I was in his class and he didn't recognize me, especially with my new family and every. When I realized it was him I got every teary eyed and red in the face...started sniffling... and basically told him how he clanged my life and I loved his class, and that he was just the greatest teacher I ever had in my life. He looked to the floor and thanked me. Said it was nice seeing me and left. hahahaha I am so fuckin embarrassed now. Completely humiliated but I just couldnt help myself from crying. I was a bad kid in his class, always cuttin school, makin fun of him during class, never doin my work. And then one day he kept me after school and yelled at me. said I was a punk ass kid and he told me that i use the excuse that my parents walked out on me as a free pass to be a piece of shit. he said take some advice, grow up, and be part of society OR end up in jail like your brother. your chance is now to change, take it, cause i know you can. At first I was mad but then I started going to his classes, studying, and really turned my life around. Nobody ever talked to me like that before and it seriously changed me forever. it was like a wake-up call. I never made it to college, but i finished high school, and now i have my possess business w my husband and a good life and i think that his little speech really may be a part of my success. i am sooo emberassed. pleasee help me not feel so bad. i feel every gusy and weird.

Resolved Question: Help, house won't sell and we just don't want it?
Help, my husband has been trying to sell his empty home for well over a year and a half now. The price is far below it's value. We even had it with a realtor for some time with no looks at it at every. Houses are just not selling in this tiny community. This home is preventing us from being able to find our possess home together. We are currently living with family. We just don't know what to do. He won't rent it because of every he went through to receive his ex evicted while he had to continue to pay on the home. She trashed the home and we had to fix it every up before we could even put it on the market. We are taking a loss with the price but we are just desperate to receive rid of it. His credit is already bad so we were wondering about letting it go back to the bank but aren't sure of what that entails. Any help would be greatly appreciated. Seriously greatly appreciated. Before we put it on the market, we had a market analysis done on it. Later the realtor had it up for sale at $5,000 more than the analysis. Once the contract was up with the realtor, we put the price up at $10,000 less than the market analysis which is lower than the assessment value of the home. At $36,000 it is priced much lower i than the houses in the neighborhood that are also for sale and are smaller and not fixed up much. The problem with the ex was that he was not renting to her. She wouldn't leave and he had to evict her and continue to pay for her to live there through her recovery from surgery and there after. He saw first hand how a person renting out can receive one pulled over on them. He wants nothing to do with renting it out.

I HAVE BEEN WITH MY BOYFRIEND FOR ALMOST 3 YEARS. MOST OF OUR RELATIONSHIP DURING THE FIRST YEAR WAS LONG DISTANCE UNTIL HE MOVED CLOSER AND WE WERE ABLE TO look EACH OTHER MORE OFTEN. AFTER I GRADUATED FROM HIGH SCHOOL, I MOVED OUT AND HE MOVED IN WITH ME. THIS IS WHEN I BEGAN TO look THE REAL PERSON HE WAS. FIRST IT WAS THE TALKING TO DIFFERENT GIRLS, THEN CAME THE HITTING. F.Y.I ( HE CHEATED ON ME NUMEROUS TIMES IN THE PAST BUT I FORGAVE HIM THINKING THAT IT WAS BECAUSE OF THE DISTANCE...I KNOW THAT IS STUPID...NO NEED TO TELL ME THAT....) ANYWAYS HE BEGAN TO HIT ME MORE AND MORE AND ALWAYS WOULD APOLOGIZE AFTERWARDS. LATELY THOUGH HE HAS BECOME MORE AGGRESSIVE LIKE PINNING ME DOWN ON THE BED AND COVERING UP MY MOUTH AND NOSE SO THAT I CANNOT BREATHE. THE POLICE HAVE ALSO CAME HERE BECAUSE OF THE ARGUMENTS. I HAVE EVEN GOTTEN A LETTER FROM MY REALTOR COMPLAINING OF THE NOISE. I DON'T KNOW WHAT TO DO BECAUSE HE LIVES WITH ME AND I FEEL BAD BECAUSE I ASKED HIM TO MOVE IN WITH ME KNOWING THAT HIS ONLY WAY BACK HOMES WAS 400 MILES AWAY. THE ABUSE IS GETTING WORSE BUT THE LIGHT AT THE END OF THE TUNNEL IS I HAVE MET SOMEONE NEW AND I HAVE TOLD THIS PERSON ABOUT MY PAST RELATIONSHIP BUT I HAVE NOT TOLD HIM THAT THIS PERSON STILL LIVES WITH ME BECAUSE WE ARE BASICALLY ONLY ROOMATES BUT I HAVE TOLD HIM NUMEROUS TIMES THAT I WANT HIM TO LEAVE. I went to the police station to take out the report and they told me that he is now considered an established resident even though his name isn't on me lease. he has a key and everytime i take the key he goes off into a violent rampage i feel like i am trapped with no way out every i can do is sit there why he rampages on and on about how i don't do what he ask thats why he gets so mad. i have had a busted lip hurt knee stratches. been choked.everything...i'm scared to tell me parents and im ashamed to tell my friends and this is my only place to live where i am thats why I cant just up and move out because i am currently just starting the nursing program and in between school and work and putting up with him i am so stressed!!

Resolved Question: Ex husband non Child Support since June 2009?
Live in California, child support order $500 a month for two (2) kids, has not paid since 2009, has his realtor licenses and has had listings and sales. He was working as a manager prior in another field and claims he was laid off. He told me that he is unable to pay because he has a new one year old child, can not find a job as a manager so he got into real estate and he thinks it is unfair because I work a full time job and got married. I don't know what to do! HELP can he just cease paying? Am I wrong to want to make him pay back the support plus the braces? I am worried about taking him back to court that he will go crazy and something bad could happen. HELP!

Resolved Question: My boyfriend's parents wanting a personal relationship with me, Should I?
Last night me and my boyfriend got in a discussion about his parents, mainly his step mom. She said some information to me, my boyfriend called it wisdom, and I thought it was pointless because I show no signs of acting like I'm rushing. She told me I'll be thirty before I know it. I admit I may have been a little resentful because I don't care for her too much, but my boyfriend said that I don't hear. Which I thought was hurtful because I wouldn't be the great person I am if I did not hear to my elders. And he knows better. Well, to give some background history on his parents and I. We've been knowing each other a little over a year now. I arrive to their home frequently because my boyfriend lives with them. Well, everything was okay until his parents started coming up with these rules. For instance, I didn't say hi to them when I came in the home (because I didn't want to disturb them, his dad is a doctor and his wife is a Realtor), I wasn't suppose to park in the driveway, I didn't say thank you after dinner (I thought I did, but according to them I didn't. I admit that was rude, but I'm not the greedy or ungrateful person that doesn't say thank you or show my gratitude), and I used the term 'mama' in front of his step mom's name (which I admit I was out of line. I do that with my pal's mom's and they don't mind, but she's a step ma. I regret calling her that now). And my boyfriend called it 'playing the victim', which I felt they were purposefully trying to make me look bad (especially his step mom) because every his other friends knew the rules but me. every this came out over time between last thanksgiving and march. Last thanksgiving my parents and his parents celebrated together and it was wonderful, but things just went downhill from there. My boyfriend says that his step mom wants to have a relationship with me, but since we had our argument in march, I don't believe him. I feel like I'm in the movie monster-in-law. But I feel so humiliated and embarrassed now. Like it hurts to know that I have that history with his parents. I admit, I don't like my flaws seen when I'm trying to impress somebody. I feel like they just focused on my weaknesses rather than my strengths. Right now I'm at the point where I can't look us being personal. Even if me and my boyfriend did receive married, I'll just look them as his parents. I have only had this experience with my current boyfriend's parents and family. Even my pal's parents are more like parents to me and I don't even go over to their houses as often. How can this be fixed? Or can it be fixed? By the way, I want to become a doctor and I have a professional relationship with his dad, but that's every I look as far as being close to his parents. I don't look them as someone who I can arrive to with my problems. And don't receive me wrong, there have been times where I thought about us being close but I'm not familiar with their personality type or level of intelligence. I know their family have adore, but I just feel out of place I am comfortable with the way it is now, it's just that my boyfriend wants me to cease talking negative about her. I guess I can understand, but it just sucks because he doesn't understand that she doesn't like me. Of course she's not gonna tell him because he wants him happy

Resolved Question: Graduating soon.. which career path to follow?? (LONG)?
Ill be graduating in May and am still indecisive about what I should major in. I already have a college picked out, and Ive been looking at the following majors/career paths. I will either be a high school history teacher, a registered nurse, or a realtor. I adore to be around people and make them giggle and feel good. In each of my past jobs I have always been the top seller, as I am very persuasive. I like to explain things to people, and I find I am very good at explaining what otherwise might be complicated. I thrive on interpersonal relations, and am not by any means shy. I am good at making people feel at ease, even at the worst of circumstances. I can be very strategic and manipulative, oftentimes in conjunction with my sense of persuasion, ie selling and retail, etc. Let me know your opinion on my choices based on three things, and please no links. 1. Which suits my personality and abilities best?? 2. Which one requires the least amount of schooling before earning a degree?? 3. Which of them earns the most money on average per year?? 4. Based on the economy, which is the most recession-proof?? 5. Which one has the most flexible hours, etc?? 6. Given that I want to receive married and start a family in the next 5-10 years, which of these would allow me to have honeymoon and maternity leave most easily?? 7. When I do have kids, which of these is easiest to manage from home??

Resolved Question: What are my chances at getting this house?
Hi people. Here is my situation: We are in escrow on a brand new home, never lived in. my loan consultant says the appraisal went great, and he should have approval this week. my Realtor says he thinks things are going well. No one will give me a "for sure" , but I don't expect that. I am just looking for an educated guess, are we 50% going to receive it, or are we closer to like, 75%? I am asking because we are living in an uncomfortable situation and I want to move in the day I receive my keys; think it's bad to start packing? Or am I setting myself up for let down? Thanks Judy! I was on top of the credit think this time because our first buy our credit sucked! We paid off every credit cards, have only 2 cars on our report right now. We do have a 4 yr old bankruptcy, but our loan agent said we were approved on the computer so that was no big deal. Our credit scores are both close 700. Additional Info: we are not doing any purchasing during escrow. We are being extra super careful. We do have a tiny cushion in the bank, we have the money to finish the down, closing costs are credited by seller, my husband is a union plumber with a steady work history, and I work part time consulting but I never write off anything so our taxes are every good.

Resolved Question: Buying on Contract due to bad credit?
hi, I have never had a home loan before and my husbnd and I have been looking around lately at homes for sale. I have found the home of my dreams but unfortunatly Im unable to receive a loan of any type due to bad credit. The loan person at the bank said to try back in 6 months because we just paid off 2 credit cards that were in delinqent standing. I cant wait 6 months the home will for sure be gone by then! The realtor is also the owner and he offered if we couldnt receive a loan to call him back and he would be willing to let me buy it on contract. What do you think? Is this a good idea? What should I look out for? He personally has never lived in the home, he flipped it, and now everything is brand new! I'm very excited to move forward with the contract option but should I? Please help!

Resolved Question: Father lives with husband and I, having some issues...?
Okay, so 5 years ago we decided to buy a home with my dad. He has been very sick and is alone and has no one else, so we thought it was a good idea. Well, here we are 5 years later and it has been getting worse and worse. My dad has continued to go downhill physically as well as mentally. every of his medical problems are due to the fact that he is over 400 pounds and a very bad alcoholic. I have really grown to resent him for not taking care of himself regardless of every the efforts that my husband and I have tried to put in. We decided to sell the home 3 months ago because my husband and I are having our first child due in March and I really thought difficult about bringing her up in a home with someone who has such an alcohol problem and serious mental issues. I am really upset about it and do not want her around him everyday. In the past few months, my dad has accused me of poisoning his food, stealing his car while he is sleeping, and many other unheard of things. He told me that he was going to kill me last week and left the home to go snooze at my aunt's home and has been there since. So, anyway,we have had about 10 showings in the past few months with some interest and good feedback from the Realtor, but no offers. We have lowered the price and my dad doesn't want to lower it anymore. My husband and I cannot afford our home alone which means that my dad will be coming back when my aunt gets sick of him which I am sure will be soon. I really would adore some advice or ideas on how we can deal with this situation. I am praying every the time for our home to sell to receive us out of this horrible situation. We can afford a home on our possess, just not this home. Our taxes are over 10k and we currently have a 20 year mortgage. We bought this home together with my dad because we can afford it together, but my husband and I wouldn't receive as big of a home. If we just leave the home and start renting, we will lose over 125,000 which is our share wrapped up in the equity of the home right now :(

Resolved Question: I'm 17 and want a baby.?
I want a baby really bad. I've had 2 miscarriages in the last year... I've wanted a baby since I was first allowed to hold one. i'm great with kids and my bf is completely against the idea and he'll be turning 18 here in less than two weeks. He's not ready yet. But i'm so desperate for a baby i'm to the point i want to quit taking my birth control and say it was an accident. But I won't do that, cuz I adore him.He has a job also.. I'm in need of one. But I feel like I would be so much happier with a baby. And when I had those miscarriages it really broke me down. I don't know what to do. And yeah, I know I can't afford it but shit, his mom is a nurse and his dad is a realtor, and they've even told us if it happened they'd help out no problem.

Resolved Question: Parents are at it like never before. What to do?
Here is the story to better solve the situation: Basically mom was talking to dad on the phone, and they started arguing and yelling at each other. He told her "Why can you be like Natasha or Ira(Their friends) Who are working and make good money being realtors and accountants, but instead your sitting at home doing nothing. You are lazy. Now Angela is jobless, and I got her on my shoulders now too(Angela is me.. BTW I am not jobless anymore.. I found work.) If I didn't have you guys, I would have a lot of money." Mom told me she broke down into tears after hanging up on him. She locked herself in her room that whole day. Didn't cook us dinner, didn't do the laundry, only came out to receive herself a cup of tea. The next day, she was looking for jobs on craigslist for housekeeping because she used to do that, but only 20 YEARS AGO. Who will hire her if she hasn't worked in 20 years?! Anyway my dad was pushing my oldest brother who has his possess business to hire her to do a few tiny things part-time and make some money. My brother felt obligated, yet bad for telling her he doesn't need her help, so she her feelings were hurt. She realized my dad was forcing my brother to hire her, so they argued more about that. I called my brother and he said he'd have her work there once things pick up more, but she doesn't believe him. If I were her, as a wife I would take the job once it's available(It even is now for her to do some little things) Just to compromise with my husband and keep them from the stress of fighting and possible divorce. I'm personally hurt about everything he said just as much as my mom is. Even my needy little brother overheard everything. :( Now he's upset. I never thought my dad would ever say something like "If I never had you guys, I'd have a lot of money" My dad became a lover of money (likewise did my mom) Once they got into debt and applied for bankruptcy. I understand the tremendous amount of stress and worry that's on their shoulders to provide for their family, especially in this economy, but as christians, we need to seek God always, so that we can receive through anything, and live our lives contentfully. I'm afraid they are both digging themselves up for more disappointment if they don't leave it up to God sooner, and make up, and move on. I wish they could take things with stride and faith. I wish my mom could cease getting so offended and jumping to conclusions and just take the dang job for crying out noisy. It's a good enough opportunity instead of housekeeping which involves picking up after dirty careless pigs. I wish my dad was a softer person when it comes to my mothers feelings. Husbands should never say things that can discourage and upset their wives for a very long time.

most of you know my mare lakota http://www.flickr.com/photos/45003508@N02/sets/72157623082028732/ well on saturday i went to go ride and lakota and hunny (my mom's horse) were lying down so i was in kota's stall stroking her face then she got up so i went to receive her halter and pulled her out and i went to ride her and she was being a complete angel then i was asked if i wanted to go on a trail ride and i said ok (i hate trail rides because lakota always trys to tug something stupid and i either receive hurt or fall off) because i was feeling confident nothing bad was going to happen. and so i was told that if i relax she will relax so i do and we receive 1/6 up the trail and she jumps out from below me and i fall roll down a hill and fall on the train tracks. so i have to watch my horse run into a barbed wire fence and clip her nose. and so my trainer dismounts and i have to hold his horse and he tells me and my mom to head back and tie up the horses while him and his wife continue the trail ride. on the way home my mom and i were talking and the fact that she has had her riders off of her back 5 times and 4 of them was me the other time was my trainer by doing the exact same thing she did to me that day and my mom and i were looking at a home with horse property when th Realtors daughters showed up on their horses. on the way home i saw them galloping along the trails and it got me thinking that i'm never going to be able to do that on lakota. and my mom already wanted me to sell her but i'm really attached to her what do i do? should i find another horse or just keep riding lakota until i have enough confidence? what would you do? how do i regain my confidence? any answer helps thankyou ~Faith~ i almost fell on the train tracks but didn't my mom was worried i would

Resolved Question: why do Realtors always show the crappiest properties to buyers first?
I say this from personal experience, and from observing others. They always tend to show the worst and most difficult to sell properties first. Then when you show no interest, because the property doesn't meet your expectations, they show you the better ones. It's like they have some secret agenda to look if they can dump the dumps before they'll show you what you really asked for.

Resolved Question: How can I estimate the marketable value of my home?
I inherited a 2500 sq ft brick Victorian home in a tiny village in upstate New York. My parents paid $35,000 for it in 1975. It's just to big for me to maintain adequately, being an almost 60 year old lady living alone. I've been ripped off by numerous contractors who take my money and I either never hear from them again or they do shoddy work. The summer of 2008 I decided to place it on the market. I spoke to several real estate agents, some wouldn't even take it citing that with the housing market the way it is, they could only take the most valuable and saleable houses right now. The style, size and needy condition of my home made it more of a liability to them. One even told me that I probably would be lucky to receive what my parents paid for it since it would have to be gutted and re-built because of the outdated heating system, rotten subflooring, and the damage caused by the numerous cats may mom kept. The realtor that finally agreed to handle it slapped a $195,000 price on it. Only four people looked at it and I think most were either looky-loos or flippers who were hoping to receive for much less. In either case I never heard further form anyone. In November, by mutual consent with the relator, I removed it from the market. I am living it and I don't think it's in as bad shape as some realtors say, although I admit it could use some updates in regard to the furnace and appliances. It is assessed at $162,000. It would make a great B&B in out historic little community for someone that wanted to put some work equity into it. I may want to try again, but would like some opinions as to what price range would be reasonable and I'm not a victim of agents who put too high a price on it preparing for a long wait but a larger commission or ones that lowball it and are just looking to make a quick sale.

Voting Question: I'm buying a home for the first time and there is termite damage- should I run or let the sellers fix it?
Hey Everyone! I am buying my first home and there is some termite damage on top of every the other goodies. The termite damge is in the front of the home, in three joists, the subfloor, and floor of the living room. It's in two of the corners of the living room aside to one another. It doesn't look bad to the ye, but when you push on the floor in the living room, there is some give. It is not strong in the corners only. The inspector recommended gutting the living room floor in this area alone and the joists and subfloor in an area of approximately 3x8 and that's being liberal about it. He said the owners probibly had a difficult time getting to the problem due to reaching the area through the basement ceiling. we would need to go through the living room floor and receive it every out clean. He did say there is NO structural damage there and throughout the relax of the home and this should cure the problem. There are No termites now. We have put in info with our realtor that the sellers need to fix this problem or give $ towards it (an estimate to fix the damages, etc) before we make the final agreement. There is also some electric work that needs to be done to code and a tiny roof leak. Should we wish for a fix or run away????????? We adore this home and have heard conflicting stories. What do we do?????? Please help me!!!! Also, would the termites arrive back? Should I think there are scary termite problems elsewhere even if my home inspector didn't find them? My husband and I are trying to move however my husband has bad credit. My husband had lost his job two years ago and his car got repossessed because he could not make payments on time, so his credit, pretty much sucks. The landlord called up the references which we gave the Realtor and he said " I want to help this young couple out, I just am worried about their credit" Can you tell me something that will ease my thoughts about them. Our references then told him the reason why our credit was low, and our good points and that we are responsible people who would take good care of the home, and the reason why my husband's credit was so needy. My husband's boss and a close family pal were our references. My question is, "Does it sound as if he will rent the place to us"??? A family pal and my husband's boss both gave good references. I'm really hoping he will. I have never been a landlord, so I don't know if that is a good sign or a bad sign.

Voting Question: Best place(firm) to start a real estate career as a realtor?
I have been doing some research on the various residential real estate firms out there pertaining to starting my career as a real estate agent. I'm looking at the Chandler, AZ area; close Phoenix and some of the firms i've noticed there are Keller Williams, Remax, Coldwell Banker, and Realty Executives. I really know that area well and like it there. KW seems to have a solid program for new agents but what about the others, does one have a better repuatation than another in terms of helping new agents getting started? How about the pay structure? Do any firms offer group benefit plans? Which is best/worst for "office" fees? As a new agent, given the current state of the economy, what number of sales can a new realtor expect in their first year or what can they expect to "take-home" in their first year on average? Also, I'm thinking of eventually getting my broker's license after 2-3 years and say for example I start out with Coldwell Banker but end up franchising as a part of Remax, is this normal? Once I would start my possess franchise, I assume i'm the only realtor there until I hire others and build it up? Do the franchiser's assist in building the new franchise with staff support/agents? On average, how much capital does it take to start your possess franchise? I've got plenty of questions and any and every of your input is greatly appreciated!!

Resolved Question: Is this a problem that should prevent me from buying this house?
I am in the preliminary stages of buying my first home. I contacted a realtor and she has begun doing research on a specific home for which I am interested. She forwarded me the "Property Condition Disclosure Statement." On it, the seller discloses that there is a "very slight bow in the basement wall." It has been there since 1977, when he first bought the home, and he claims that the bow hasn't gotten worse in the 30+ years he's been in the home. The home was built in 1945 and is outside Buffalo, NY (winter climate). Is this a serious problem, or is it not a big deal since it has remained unchanged for so long? I still plan on an inspection, but I was wondering if anyone had any experience with this problem.

Resolved Question: Bad credit and Va home loan?
My husband is in the Navy. We have been thinking about buying a home and wanted to use the Va home loan. I am a nurse and he is in the Navy so there is steady income but before he joined my credit was bad due to bad decisions I made. His credit isnt great either...not as bad as mine but not good. Would we qualify for a Va loan? We;ve been looking around and when we talk to realtors they say to receive a home instead of renting and I tell them the situation and they say it doesnt matter that our credit is far from perfect...is that true? Who do we need to contact for the Va loan?

According to the national Realtor association home sales are up 17.4% in the last two months. --quote-- November home sales jump - NEW YORK (CNNMoney.com) -- After surging 10% in October, sales of existing homes jumped again in November, growing 7.4% compared with October to an annualized rate of 6.54 million units, according to the National Association of Realtors. "This clearly is a rush of first-time buyers not wanting to miss out on the tax credit," said NAR's chief economist, Lawrence Yun. November was originally going to be the last month in which sales to first-time homebuyers would qualify for a federal tax credit of up to $8,000. However, that deadline was extended through June. In addition, the tax credit was expanded to cover people who already possess a home. They can qualify for a $6,500 tax credit if purchase a new home before the end of June. That should encourage "trade-up" buyers. The strength of sales in November surprised the industry. A panel of experts compiled by Briefing.com had forecast month-over-month sales growth of just 2.5% to 6.25 million from 6.1 million a month earlier. The sales total was also a huge improvement over a year ago. Sales rose 45.7% over the paltry annualized rate of 4.49 million units during November 2008. The contribution made by first-time buyers is evident in a separate survey NAR conducted of its members. They estimate that 51% of sales in November were by newcomers to the market, up a point from 50% in October. Normally, first timers account for about 40% of sales. Also propelling sales higher were rock-bottom interest rates. The average for a 30-year, fixed-rate loan during the month was just 4.88%, down from 4.95% in October and 6.09% a year ago. With rates that much lower, homebuyers can keep more than $150 a month on a $200,000 mortgage. The industry expects home sales to slacken December, partially because of the tax credit's originally scheduled demise. That caused some buyers to push up their closing, stealing sales from December. However, sales will not fall off a cliff, though, according to Walter Molony, a NAR spokesman. "The psychology seems to be turning around," he said. "Potential buyers, who had been staying on the fence, now believe we're at or close the market bottom." One X-factor, however, is the vast numbers of homes that may arrive to market over the next few months. There is a big "shadow inventory" -- homes owned by banks and mortgage companies -- that have not yet been put up for sale. It could be as many as 1.7 million units, according to First American CoreLogic. In addition, another spate of foreclosures could be hitting the market as a number of option-ARM mortgages are set to default. every that may steer prices down, according to Shari Olefson, author of "Foreclosure Nation: Mortgaging the American Dream." And the impact of these renewed price declines could again alter the market psychology. "People think that prices have bottomed," she said. "I don't think they have. People will look price declines and that will discourage them from buying." Mike Larson, a real estate analyst with Weiss Research has preached every through the bust that price declines are what will "fix" the housing crisis. "We needed to look prices fall to make ownership competitive with renting again, and to restore the normal relationship of home prices to income," he said. "That has now happened and you're seeing buyers arrive out of the woodwork as a result." Still, they will have to arrive out in big numbers to offset the inventory overhang in some of the worst markets, according to Olefson. In the Florida condo market, for example, there is a 35-to-40 month supply of units at the current rates of sale, she said. Resolved Question: How to deal with Bank of America with a short sale?
3 months ago I put an offer in on a short sale here in Florida. My Realtor just found that Bank of America has not done anything. But yet they have every the paperwork they need to processed. I've heard bad stories with bank of america and that there's nothing that I can do to push this along. Does anyone know if I can do anything? Would it help to go to the bank or call someone? I understand there's hundreds of home here that are short sales. But there has to be something we can do to receive this going???

Resolved Question: Why do realtors, for the most part, act like they are better than everyone else?
I have dealt with a lot of realtors in my line of work and tonight my company is holding a benefit for them and every of these people have their noses so high up in the air that I can look the gold in the mines. Everytime I've worked with these people they start bragging about their cars and the people that they've met. The worst part is I want to tell them, "But your burried in your car, and I've met the same people so who freaking cares?" One lady here even started bragging about her Vera Wang purse and I wanted to say, "yeah that's vera wang that you bought at Kohls for $80 and I know that cause my wife has the same purse stupid!" Why do these people act like this? Is there any realtors out there that would show me a different view of them? success doesn't bother me. I am for the most part more successful than the people in this room with me. And for the most part the people in here are not successful, they are faking success. In fact I know that one of these people just filed for BK11 and she's still standing here telling everyone how good she's doing and that she's planning on buying some more properties and she's not capable of doing that. So again I ask why do they do this, could it be that they are too prideful and don't want to look like they are every broke?

My wife has a masters degree in education. I am a finance mgr with a college education. We talk about the goals we have. Buying a home, starting a business,etc. She was a realtor, but business is bad. We have talked about her getting a job, but she comes up with excuses like, I don't want a $10 an hr job, or she says that she makes us money by taking care of our bills,and shopping for us. She is very frugal, but I would like her to go do something. Part time, full time, Im just sick of her excuses. If she really wants to receive ahead, like I do, she should participate. She is my partner, an I am hers, am I being unreasonable,or am I an idiot for not putting my foot down before this point? I do make enough for us to live a pretty comfortable life, but the extra would allow a nice trip, or golf, etc... Dont be polite, just tell me what you every think!!!!

Resolved Question: Should home buyers care what % their realtor gets?
We are meeting with a realtor tonight and he said that he generally charges 6-7%. He also told us that the seller pays every of those costs. My question is will that affect how much we ultimately pay for the home? My reasoning is the home could be sold at 1-2% less(on a $125,000 thats a lot). Does anyone have an idea on this? would it better to find a ralitor that charges 3-4% espcially given the bad times for housing. Or would it not effect the price we pay anyway.

Resolved Question: Why is it a bad idea to put 10,000 down on a home and a good idea to just put 3,500?
I still dont understand. I qualified on a 100,000 home but I want to have affordable payments. But my realtor suggested that I just put 3,500 down instead and put the relax in the home later on and still ghave the money in hand. But if I were to put down the 10,000 down on a home, wouldn't the home payment be way less than me just putting down 3,500. And doesnt the 10,000 dollars go strait to the principle anyways? I still dont underestand this part. Can someone expalin this to me in plain english.. thank you sorry for my typos.. i am really losing it .lol then he also stated that it woyuld only make a $50.00 diffrence in my mortgage payment, i dont think that is true at every tohugh. Voting Question: I hurt my b/f's feelings but he hurt mine was i wrong?
okay! the other day we were driving down the road and there is this Salvation Army Pick up box were people drop off unwanted items and is picked up later. well there was this little old scraggly looking bike sitting there and my b/f made the comment "that i could pick it up for my grandson" and that hurt my feelings cause i know he wouldn't like it if i said that to him oh! he would have been mad but i told him that "my grandson has a bike". he said "oh he does". i said "yes". well anyway later that evening we were watching tv and i was laying on the bed looking at the tv guide and he pulls out every this paper work that has to do with this home that he got back in 1999 and he voluntarily gave it back to the realtor so now his credit is bad but anyway what happen was he wanted me to read this paper and he lays it infront of me on the tv guide well i pushed it away and he sticks back infront of my face and says "read it". well i just picked it up and told him"what you want me to read this what can i do about it". well he got mad and Snatched it right out of my hand and put it up and i turn and looked at him and tried to say something but he told me he didn't want to hear it and just to forget it. i didn't mean to say it like that but it just came out like that but i haven't apologized to him were talking but i'm not sure what he is thinking about that so was i wrong? and he also has grandkids but i don't say things to him to make fun of or hurt his feelings about them.

Resolved Question: Short Sale Nightmare~!! Help!!?
We put an offer for this short sale home 3 months ago, seller accepted right after, so we have been very patient waiting on the approval from the BOA... Our Realtor checked with the sellers agent and he said that the bank is now at 2nd phase and they will be making final decision within 10-15 business days from today. Yay for us.. However, we are very confused. When we put an offer, we indicated that our offer is pending upon inspection.. meaning that altho the sellers don't have to fix anything after inspection, we indicated that we will inspect the home beforehand. My question is when is the ideal time to receive the inspection done? Should we already have done the inspection right after the sellers accepted our initial offer? or should we do it after the bank says yes? or a week before the bank's approval? My wife is saying that WE SHOULD DO IT NOW before bank approves it because if something is very wrong with the home, we can always cancel before bank approves our offer.. she is saying that short sale home is being sold as is and even if we do the inspection after bank says approved, we can't really back out of the offer since we indicated on the contract that escrow money will be deposited as soon as bank's approval.. But if we do the inspection now, what if seller completely disconnects everything and break everything until the closing date since the inspection is already done? (worst scenario) When do you think is ideal time to do the inspection in my case? We will hear from the bank within the end of month... so please Help~~

Resolved Question: WHAT LANGUAGE SHOULD MY REALTOR AVOID WHEN LISTING MY HOME?
I know this is a bad time to sell, but I have no choice. I am not behind in my payments, etc. I had to move due to family reasons and now want to receive out. Some realtors suggest buzz words like "motivated seller" and "bring every offers." I consider these terms as signs of a desperate seller. I've done my homework and will be listing my home for a good 15% BELOW local comps based on listing price per square foot. I'm even listing 2-4% BELOW recently sold local comps - just to be done with it. My concern is two fold. If I ask too much, it will languish on the market. If I ask too little, I will be still subject to low ball bottom feeders and might imply something is wrong with the home (there isn't). In fact, the home is in BETTER condition than those with the higher listing prices per square foot! I want to price it so that as soon as it hits MLS, there should be a flurry of activity with (hopefully) reasonable and competing offers (a bidding war). Should I 'stage' the home with a 'home sitter?' Will that potentially bring in a faster sale, more money and give the impression that this is not a desperation sale (which it is not)? The home is clean, elegant and has 'good bones,' but probably could use 4-5% of sales price to receive it in mint and fully updated condition with granite counters, etc. Are virtual tours, 'boom' photo's and 'Youtube' video listings worth anything - or are these just gimmicks? My realtor said that there is a good chance buyers for my home will receive an FHA loan. I have heard that these loans can take considerably longer than conventional loans and the inspections are nit-picky and difficult to pass. However, she also said that things aren't as bad as they were in the past. Any recent experiences would be appreciated.

Resolved Question: How to handle foreclosure of a house?
Me and my husband purchased a beautiful home almost two years ago. Shortly before our second year anniversary I lost a great job due to company close down that was keeping us comfortable and on top of the world my husbands job clip him back to part time due to lack of available work. I have been searching frantically for another job but have had no luck. On top of this we have had a recent death in the family that left us stunned. We inherited a home and it is paid off so if we move we will live rent/mortgage free and not have to worry about our debts as they are mounting. I have been able to barley keep our mortgage paid and am struggling month to month to do so. I have contacted realtors to try and sell the property but they don’t want to take the home as they wont be commissioned if the home goes into foreclosure. I want to do the right thing and not tarnish my almost perfect credit and I feel bad about walking away from the home and moving on. What should I do to make the break?
